The Process we Follow

  1. Initial information and informal discussions in person, through telephone or email on the desired projects, services required, time frame for completion, likely cost-effect, contract rate, mode and schedule of payment etc.
  2. Visit to the site and filling up of application form.
  3. After due deliberation, decision on above aspects, Total Care prepares draft agreement.
  4. Based on mutual consent, signing of the final agreement between the client and Total Care.
  5. Payment of mobilization money as per schedule of payment agreed upon.
  6. Obtaining of NOCs from relevant departments/government offices.
  7. Preparation of the drawings of the building as per desire/satisfaction of the client and also catering to the bylaws of regulators i.e. CDA, RDA, LDA, PDA, DHA etc.
  8. Approval of the drawings from respective regulating authority.
  9. Construction of the building on turnkey basis in the given timeframe.
  10. Ensuring periodic visits/inspections by the structural engineer.
  11. After signing the agreement, monthly update on progress made during the period through email and latest photo coverage, in order to keep comfort level of our client to the maximum.
  12. Timely submission of applications for electricity, Sui Gas, water connections to respective government departments and regular follow up.
  13. Timely handing over of the building, complete in all respects and clearance of dues.

Rental Management

Rental Properties in Pakistan have traditionally been a risky endeavor because homeowners have a hard time finding tenants and cannot rely on acquaintances to provide them with a secure system of leasing. For a rental property, this would mean an owner’s statement every month apart from tenant turnover expenses. For someone building a home, Total Care would provide a progress report every month with photos of the site.
